What Can We Do For You?
collectTheRent.com collects all your rent payments electronically and deposits them into your bank account. It's completely safe, and it costs $1 per transaction.
But that's not all. We also provide you with a complete digital rental center - information management for your properties and your business. This includes rent status reports, historical reports, a communications channel between you and your tenants, a "front office," and a maintenance request form combined with a task list (see services for a complete list). We will provide you with your own co-branded home page, or help you integrate our services with your existing Web site.
As time goes on, we'll add more services for you and your tenants. We've even provided a calculator to let you figure out how much you'll save with collectTheRent.com.
You may use this service for both residential and commercial rent (we are building a more complete commercial leasing system - watch our news page), for Condominium Association fees, and for monthly parking space fees. We will work with landlords of any size, from one tenant to 100,000 and more. If you would like to use this service for a related purpose, or if you have needs the system currently doesn't meet, please feel free to contact us to discuss your specific needs.
We will also be partnering with a number of related Web sites that will provide added value to you, such as Web-based advertising and contact with other landlords.
If you're using a rent management or collection package such as RentRoll, we can export our Web-based reports and send you monthly text files that you can import.
Signing up is easy, and there are many ways to configure your account to provide the services you need. We also protect your privacy, and promise never to sell your personal information to third party.Landlord Charges and Pricing
In general, collectTheRent.com charges $1 per transaction to the landlord. This fee, as well as any fee resulting from returns, is automatically deducted from the landlord's aggregated payments. In most cases the charges will amount to $1 per unit per month. However, they may be higher if two or more roommates send separate payments for the same unit, or if you collect or return a deposit. Running a returned check back through the system also generates an extra transaction.
Other ChargesWe charge $5 for each returned item (plus the cost of the transaction).
If you process more than 5,000 units per month through our system, we offer a standard 10% discount.
If you cannot upload your files in batch, we will format and enter data that you've exported from your system in a CSV format for $.25 per record. Each building, each unit, each tenant and each lease constitutes a separate record. If you email a file with 20 buildings, each of which has 5 units, and a total of 78 tenants, the input charge is $.25 times (20 building records + 100 unit records + 78 tenant records) = $.25 times 198 total records, or $49.50.
You are welcome to track all your tenants with our system, regardless of whether they pay electronically. There is a charge of $.50 per month per non-electronic-payment tenant. Internet access is not required for tenants. Any tenant with a bank account can sign up for auto-debit with collectTheRent.com.
Tenant Charges and Pricing
If your organization makes many rent payments every month, we will help you make those payments electronically and report back to you on their status. Our charge for this is still $1 per transaction, but in this case it is applied to you as the tenant, since you will be receiving reports on bills and payments.
